Here at Cheshire Relocation & Homesearch – we can source properties for you whether you are relocating to Cheshire or moving within Cheshire but want someone else to take on board finding your ideal property. Homesearchers are sometimes also called Property Search Consultants, Search Agents, Search Consultants, Property Finders or Property Locators.

2)  No. Estate Agents fees are paid by the seller and therefore represent the interests of the seller to gain the highest price for the property being sold. We represent the ‘buyer’ (i.e. you) and therefore we have your best interests at heart in order to obtain the best price for you. The same also applies to rental properties – the rental agent acts on behalf of the landlord – and we act on behalf of you – the renter. We do however have excellent relationships with Estate Agents and Rental Agencies within Cheshire – who recognize us as representing committed or ‘hot’ purchasers – and hence clients with our representation are taken more seriously.

3)  As well as exhaustively searching all potential sources of property on the market, our excellent links with Estate Agents mean that we invariably receive advance notice of many properties for sale before they come onto the open market and before they are even advertised. This means that our clients are in the enviable position of being able to snap up the best property before anyone else hears about it! Our day to day involvement in the Cheshire property market also enables us to advise on current conditions in all areas and all market sectors – so we know what represents good investment.

4)  Yes. Apart from the time and expense saved in conducting your own search, we can offer advice leading up to and during negotiation stage – and if required, we will negotiate on your behalf. This can lead to significant savings to yourself – possibly well in excess of our fee!

5)  Yes. We can exhaustively search and preview properties on your behalf from both Rental Agencies and within the private rental sector.

6)  No. We will deal with properties of any value – and will provide a service to anyone requiring it. This can range from properties at the lower end of the market to expensive country houses, equestrian properties, farmhouses, family homes or investment properties.

7)  Absolutely. We have vast knowledge and experience of living and working in Cheshire – and during our initial brief, we will gain as much information as possible with regards to your living requirements so that we can advise you on suitable areas to live.

8)  Yes. We can source both run down properties in need of refurbishment or properties which would be suitable for a buy-to-let investment. We also have experience in sourcing second homes – either coastal or in the countryside within Cheshire and bordering counties.

9)  Whilst our expertise mainly lies within Cheshire towns and villages – we also have good knowledge bordering counties such as North Wales, Wrexham, Manchester and Merseyside. We are happy to widen our search to cover these areas.

10)  Of course! Many people living abroad but relocating to Cheshire find our service invaluable. Whilst an initial face to face meeting is ideal – we can tailor our services to accommodate the absence of a face to face meeting.

11)  Absolutely. We respect and treat all our clients with complete confidentiality. If necessary, we can keep your identity fully confidential until it is required by law in the conveyencing process.

12)  Our finders fee is only payable where you purchase or rent a property introduced to you by us. Occasionally, and with agreement with yourselves, we may charge for reasonable expenses, if the property search has been ongoing for a number of months and has been particularly intense.

13)  Obviously we will endeavor to find your dream property as quickly as possible during the initial period (6 months for purchase and 3 months for rental) as a fast result is cost effective for us. However, if at the end of the contract, a suitable property is not found, we are happy to extend the contract on a monthly basis.

14)  Often vendors want ‘discreet marketing’, which means that the property is often not advertised at all. These are the properties that you will not get to hear about, but we will!

15)  Firstly, because it isn’t part of the current house buying culture in the UK, secondly, because buyers often are not aware that they could use the services of a Homesearch Agent/Relocation Agent and thirdly because it is perceived to be an additional cost rather than saving you money. In reality, our fees are usually self funding as the money saved by locating the best possible property and the best possible price – will mean that you will hopefully save in excess of our fees! It is also predicted that in years to come, using a Homesearch Agent will be the norm rather than the exception.
